Thank you for your interest in Property Management Services of Columbia, LLC. For your convenience, we have outlined what property management services we can offer you. Please feel free to contact us if you have any questions.

Market Analysis:
We will design a market plan for your specific property to offer the best rental rate possible This analysis will include evaluating the property to determine the condition of the property,  advising you of any adverse conditions made known to us that warrant repairs.,  and recommend enhancements that we feel will make the property more appealing to prospective tenants.
Corrective Maintenance:
When issues arise that warrants  repairs, we are prepared. We  interview and screen our vendors we use  for repairs. It is our goal to hire the most responsive, and cost effective vendors to make repairs on your property. 
Property Inspections:
We will inspect your property to  assess the condition of the property.
In-House Maintenance:
We provide several in-house services to reduce the cost of outsourcing from other vendors.
After Hours Emergencies:
We provide a 24 hours repair line that is covered  by a staff member. We will decide on the severity of the problem and make the necessary service call. In the event of a true emergency (e.g. fire, flood, etc), the owner will be contacted on the next day.
Marketing:
We will advertise through several rental websites, placing a sign on the premises, and if agreed upon by the owner, we will use direct mail to advertise your property.
Insurance Policy:
Owners should contact their insurance carrier to ask if any changes in coverage applies. Tenants are advised that the owner’s policy does not cover any of their personal property.  Tenants are advised to contact an insurance agent to discuss Renter’s Insurance that covers renters personal property.
Tenant Screening:
It is our objective to place a suitable tenant in your property. We will perform a criminal background check, employment /income verification, and a credit check. 
Collect Rents:
Rent is due by the 1st of each month and is considered late after the 5th. If rent is not received by the 5th, a delinquent notice will be mailed to the tenant requesting payment. If we do not receive a response , we will begin eviction proceedings.
Owners Checks:
We process owner checks on the 10th of each month ( again on the 25th for any late rents received).
Annual Reports:
We will provide an annual report summarizing the yearly activity of the property.
Utilities:
The owner should maintain utilities until advised by the Property Management Company. This will help alleviate any additional cost for reconnection fees. Tenants are expected to have utilities transferred in their name within 3 days of occupancy.
Communication:
Open communication is the key to a successful relationship.  Our door is always open to any of your questions or concerns. We will make every effort to keep you posted on all pertinent information regarding your property.
Management Fees:
We offer competitive rates. We request that we speak in detail to talk about the specifics to each client.
