              Welcome to our "TENANT'S CORNER" We have listed some useful information below:

Our hours of operation are Monday-Friday from 9AM-5PM EST. All other times are scheduled by an appointment. We are located in downtown Columbia at 1612 Marion Street Suite 318 Columbia, SC 29201 (by Palmetto Baptist Hospital).

Rent payments are due in our office on the 1st of each month. If your payment is received in our office after the 5th of the month, then a late fee is due and must be included with your payment. Please refer to your lease for the exact amount of your late fee. The office building closes at 5:00PM and it is the responsibility for each tenant to ensure that your rent payment is received in the office by 5:00pm on the 5th to avoid penalties of late charges, etc..

New tenants please make sure to turn in your Move-In Checklist within 48 hours of the beginning of your lease. Failure to supply the Move -In Checklist to us via email, fax, mail, or hand delivery within the 48 hour period, will result in tenant(s) being held responsible for any damages found. You may use the online maintenance request tab to submit a non-emergency maintenance request, email: gilbert@managecolumbia.com, or simply call us. For all true emergencies, please call 803-771-0001 and follow the instructions. Please ensure that you state clearly your name, a good contact number, the property address, and the nature of your emergency when leaving a voice message. We accept money orders, cashier's checks, and online bill pay payments through you bank for rent payments. We do not accept personal checks or cash for rent payments.

All tenants are required to have written permission before making any alterations to the property, this includes changing any locks. If you receive written permission to change the locks, you must immediately supply the office with three (3) working copies of the new key.

If you have experienced vandalism, and/or a criminal activity that has caused damaged to the premises, you must provide us with a police report as soon as the report becomes available from the law enforcement department.

Some of our homes are pet friendly. However, written permission from our office is required prior to having a pet. We do reserve the right to reject any pet. A pet fee is required and must be paid prior to receiving written permission. You are still responsible for any damages caused by pets allowed on the property.

There is a $55.00 charge for a staff member to supply access to the property in the event of a lock-out after hours. We will make a reasonable effort for a staff member to allow access to the property until 8:00PM, after 8:00PM, you will need to call a locksmith. Payment will have to be made at the time of arrival, we will not accept personal checks. Payment will have to be made by cash or money order ONLY. There is a $55.00 charge for a staff member to allow access to maintenance personnel in the property in the event the tenant is unable to meet maintenance at the property to allow access.

You may use small nails or small picture hooks to hang pictures. Adhesive tape hooks and/or  picture hangers, screws, bolts, large nails, etc  ARE NOT allowed.  Repairs for damages to walls will be at the tenant's expense. There will also be a charge for excessive holes in walls. 

All damages by tenants and/or tenant's guest, invitees, etc. will be the responsibility of the tenant for payment of necessary repairs made. This includes, but is not limited to damages to  screens, broken windows/doors/light fixtures, stopped up toilets due to tenant's negligence carpet burns/stains, jammed disposals (soft foods only in disposals), etc. DO NOT pour grease down garbage disposals and/or drains. Tenants will be held responsible for damages/repairs due to non compliance. Use toilet tissue only in toilets.Please turn of the water to the toilet immediately if a stoppage occurs.


Move-Out Directions:
Please read the following directions prior to vacating the property. Deviations from these directions will be at the tenant's expense:

Each tenant is responsible for supplying our office with a written thirty day calendar notice to vacate on or before the last day of the month prior to the month you are vacating. This notice must be effective for the termination of your lease agreement and you are still responsible for all terms and conditions of your lease agreement.

Tenant(s) must leave the interior and exterior of the property in a clean and neat condition. Capet must be professionally cleaned and a paid receipt must be provided to our office no later than the last day of vacating. This must be from a professional carpet cleaning company. If you have/had a pet, please ensure that a pet treatment/deodorizer is done with the carpet cleaning.  Interior cleaning includes, but is not limited to: Thoroughly cleaning bathrooms, kitchen appliances and cabinets/counter(inside and outside); thoroughly cleaning floors; thoroughly dusting/cleaning ceiling fans,light fixtures, blinds, baseboards, window sills, woodwork, etc. All of tenant's personal property must be completely removed from the property by the day to vacate. Exterior cleaning includes, but is not limited to: cutting/raking yard, driveway/walkways left free of debris/trash, all interior and exterior trash/debris (including storage areas) must be removed and placed inside the proper receptacle/location that the designated recycling/trash company will pick up by the day of vacating. Tenant will be responsible for charges incurred to remove items that the recycling/trash company does not pick up.

Tenants are to make sure that all smoke detectors have new batteries and all HVAC return vents have new air filters installed no more than 2 days prior to the day of vacating.

Our office must be notified at least 3 days before all utilities are scheduled to be disconnected. You are required to maintain utilities until the end of your notice.If we have not received written notification as stated above and utilities are disconnected, a $55.00 fee will be charged to have the utility company restore service.

Please ensure that all keys are returned to our office by noon the day to vacate on your written notice or you will be charged rent for each day keys are not received in our office. If the working key is not turned in to the office by the termination date, the locks will be changed at the tenant's expense. The office will need to be in receipt on the day to vacate a forwarding addresses for all tenants to mail your settlement statement for your security deposit.

The property will be inspected to assess the condition once the key(s) are turned into our office. The settlement statement for your security deposit will reflect necessary repairs, cleaning, etc. that were required.

There is a $5.00 charge per copy of your lease agreement, for any copies made after your initial copy.

There is a $5.00 charge per copy of your key, for any copies made after your initial key.

There is a $25.00 administrative charge if you need a payment history of your account.
